What does a real estate agent do in Indonesia?

A real estate agent brokers the sale or rental of land and buildings. Under the KBLI 68200 standard in Permendag 33/2025, the services include checking property documents, marketing through exhibitions and ads, advising on price, negotiating, preparing the preliminary agreement, taking a booking fee with the seller's approval, listing documents for the notary or land deed official (PPAT), and helping buyers find financing.

Do property agents in Indonesia need a licence, and what are the requirements?

Permendag 33/2025 defines a property broker as a person who works for and answers to one brokerage firm (P4) and holds a level 6 work competency certificate in property brokerage. Every broker must be certified and an Indonesian citizen, and may not work for another brokerage. The firm itself must be a legal entity with a business identification number (NIB) and a verified standard certificate.

What does a typical real estate agent job description look like?

Real estate agent ads usually come from two kinds of employer: brokerage firms that pay brokers from commission, and developers looking for marketing staff for their own projects. We wrote the description below ourselves from the duties set in regulations; it is not a vacancy from any company. Make sure the ad names the business entity, its licence number and the income scheme in writing.

How do real estate agents get paid in Indonesia?

A property broker's income usually comes from commission, so it can change from month to month. Permendag 33/2025 sets a commission range for brokerage firms as a share of the transaction value and caps the share the firm may pass to brokers, in a written agreement. Marketing staff employed by a developer are entitled to at least the minimum wage (Article 23 of PP 36/2021). KarirAman has no real estate agent pay data that meets our standard yet.

What education and certification do real estate agents need?

No particular degree is required to become a real estate agent, but brokers at a brokerage firm must pass a competency certification. Permendag 27/2025 applies the national competency standard (SKKNI) for property brokerage set by Manpower Ministerial Decree 237/2024, with qualification levels 6 and 7: brokers use level 6 and managers level 7. Certificates are issued by professional certification bodies. Marketing, management, law or civil engineering backgrounds help with transactions.

Are real estate agents employees or partners?

A real estate agent's status depends on the agreement. Brokers at a brokerage answer to the firm and are paid from commission under the agreement, so their income may not be fixed. Marketing staff hired as developer employees fall under employment law, including the minimum wage and the employer's duty to register workers with BPJS (Article 15 of Law 24/2011). Ask for a written agreement that states your status, how commission is paid and which costs you bear.

Legal status: the Labour Protection Law was approved by the DPR and the Government on 6 October 2026 but has not been promulgated and its text is not public. Until it takes effect, the rules on this page apply.

How do I check a developer's permits before marketing its project?

Article 22C of PP 12/2021 requires developers marketing homes that are not yet built to have zoning certainty, a land certificate, certainty over the home ownership title, a building approval (PBG) and a construction guarantee from a bank or guarantor. The zoning statement, certificate and PBG numbers must appear in marketing materials (Article 22D). The developer is responsible for the information its marketing agents give (Article 22G).

What should you check before joining a property agency?

A legitimate property brokerage can show its licence, uses written agreements and does not make a payment to the office a condition of joining. Before you sign anything:

  1. Ask for the firm's business licence number, which must appear at its premises, on its website and in its promotions, and check its legal name on AHU.
  2. Ask in writing how the firm handles broker competency certification and who pays for it.
  3. Read the partnership agreement: your status, the commission split, when commission is paid and which costs you bear.
  4. Refuse a registration fee, a starter kit or paid training that must be paid to the office or a personal account before you start work. A competency assessment is different: the certificate is issued by a professional certification body, so ask that body for an official receipt.
  5. For developer projects, ask for the building approval (PBG) number, the land certificate and the bank support letter before you market them.

    Mention the skills you want to master and the responsibility you hope to take on, without promising things you cannot know.

  • What salary do you expect?

    First research the pay range for the role and the local minimum wage where you would work. Give a range, then ask whether the figure is gross or net and which allowances apply.

  • When can you start?

    Give a realistic date. If you are still employed, mention the notice period in your current contract so you do not break it.

  • Do you have any questions for us?

    Ask about the contract type, working hours, base pay and allowances, the next selection step and when results are announced. Ask for the offer in writing.

  • You are asked to pay for a test, a psychological test, a medical check-up, training or a uniform, or to book tickets and a hotel through an appointed agent with a promise of reimbursement.

    What to do: Do not transfer anything. The Ministry of Manpower says legitimate recruitment does not charge applicants.

  • The interview is held in a hotel room, a private house or another closed place that is not an office, or the location keeps changing. An invitation to stay overnight, or any sexual demand, as a condition for being hired or for renewing a contract is also a warning sign.

    What to do: Ask for the interview at the office or a public place, tell someone close to you where you are, and leave if you feel unsafe. Sexual demands can be reported to the police or the local manpower office (Disnaker). If you are in danger, call the police.

  • You are asked for a photo of your KTP or family card, a selfie holding your ID, your bank account number, an OTP code, a PIN or a password before any written job offer.

    What to do: Do not send them. OJK says never to give an OTP, PIN or password to anyone, and identity data can be misused for illegal online loans.

  • The interview invitation arrives as an app file (APK) or a link that asks you to install an app.

    What to do: Do not open it. OJK and Kominfo warn that fake APK files can read SMS messages with OTP codes and then drain bank accounts.

  • After the interview you are asked to hand over your original diploma or other original personal documents as a guarantee for the job.

    What to do: Ministry of Manpower Circular M/5/HK.04.00/V/2025 bars employers from requiring or holding original diplomas and personal documents as a guarantee for the job. The only exception is a diploma or competency certificate from education or training paid for by the employer under a written employment agreement, and the employer must keep it safe and compensate you if it is damaged or lost. What scams target real estate agents and their buyers?

Real estate agents face two risks. First, agencies that make a registration fee, starter kit or training a condition of joining; the manpower ministry treats money requests in recruitment as a sign of a fake job, though a competency test fee paid to a certification body is different. Second, agents may market problem projects: in August 2024 Sidoarjo police named a developer's director a suspect for marketing homes on land not fully paid for and without a building permit.

Where can I find safe real estate agent jobs?

Look for real estate agent vacancies from brokerage firms that show their business licence number in the ad and at the office, or from developers who can show the project's building approval and land certificate numbers. Check the company's legal name on AHU, the company registry. In its 2021 to 2024 supervision, the Trade Ministry found many brokerage firms that did not yet meet the rules. Better not to pay. The manpower ministry treats requests for money for admin, training or uniforms during recruitment as a sign of a fake job. How much commission do real estate agents earn in Indonesia?

Permendag 33/2025 sets a minimum and maximum commission for brokerage firms as a share of the transaction value, different for sales and rentals, and caps the share of commission the firm may pass to brokers. The amount, payment terms and tax breakdown must be written into the agreement with the client. Your own share is set by your agreement with the firm, so read it before signing.

How do I check a developer before marketing its project?

Ask for the documents that PP 12/2021 requires of developers marketing homes that are not yet built: the city or regency zoning statement, a land certificate in the name of the developer or the partner landowner, the building approval (PBG) and a support letter from a bank or guarantor. These document numbers must appear in marketing materials, and the developer is responsible for what its agents tell buyers (Article 22G).

A real estate agent brokers the sale or rental of land and buildings under Trade Ministry rules. An insurance agent sells insurance policies under its own rules, and a field sales executive sells a company's products as an employee or partner.
